Estate Cleanout Services in Hampton Roads

A house does not always become empty when an estate sale ends. Plan the saleable contents, family keepsakes, donations, and removal work as separate decisions.

A practical plan for families preparing a property for its next step

Start with a walk-through, not a dumpster. Separate documents, photographs, medicines, firearms, financial records, and family keepsakes before authorizing any removal. Some possessions may be suitable for a public estate sale, while others belong with relatives or require specialist disposal. A cleanout should follow these decisions, rather than determine them. If a relative is still choosing personal belongings, agree on a deadline before scheduling the next stage.

Our estate-sale agreement does not include an automatic whole-house cleanout. Items left after the sale remain the responsibility of the person signing the agreement. If you want us to assess removal, we discuss the remaining contents and any separate fee after seeing the work involved. Donation acceptance, hazardous materials, access restrictions, and a closing date can all affect the plan. Do not assume a charity can collect everything or that disposal is free.

Decisions to make before work begins

Before arranging removal, take a room-by-room overview and distinguish sale inventory from disposal work. Include attics, storage areas, sheds, and garages in the conversation only when they are accessible and within the proposed scope. Tell us about heavy objects, items requiring disassembly, or materials that ordinary haulers may not accept. Ask who will arrange collection, who can authorize additional charges, and what condition the property is expected to be left in. If a realtor or landlord is involved, confirm their requirements directly instead of assuming that selling the contents satisfies every clearance obligation. A photograph can help start the discussion, but an assessment of the actual work is needed before a separate removal arrangement is agreed.

What we discuss at the consultation

We begin with the household, the contents, and the decision you are trying to make. Tell us what family members plan to keep, whether anyone is still living in the home, and when the property needs to be available. Access, parking, utilities, and restrictions on public sale activity are important practical details. An estate sale is not the right answer for every property, and a free consultation is a chance to explore fit before committing to work.

Please avoid major sorting or disposal until you have discussed the saleable contents. Protect private records and set aside anything that is definitely not for sale. We research and price the remaining items, organize display areas, advertise the event, and manage staffed sale days within the scope of the agreement. Keep all approved exclusions clear before staging, rather than removing merchandise after pricing and promotion have begun.

Written scope, fees, and settlement

Our standard estate-sale fee is 40% of net sale proceeds or a $2,000 minimum, whichever is greater. That minimum is not an extra staging charge. Ask about the specific scope for your home and any separately arranged work. Do not rely on a verbal expectation about removal, transport, a guaranteed return, or a final clearance date. A written agreement should identify responsibilities clearly so family members and professional advisers are working from the same plan.

After the sale, proceeds are reconciled under the agreement. Our standard terms provide for processing through the bank within two to three business days, followed by a bank-issued mailed check that typically arrives five to seven business days after mailing. Give us the correct payee and mailing address and allow for mail delivery. There is no need to publish your home address, estate paperwork, or personal financial information to request an initial conversation.

Local help across the Southside and Peninsula

We serve Virginia Beach, Norfolk, Chesapeake, Portsmouth, Suffolk, Hampton, Newport News, Williamsburg, Yorktown, and Poquoson. A Southside home and a Peninsula property can have different travel and access considerations, so discuss the actual location and preferred dates rather than assuming availability. We coordinate the estate-sale portion of the transition and explain where separate arrangements are needed. Start early if a move, listing, or closing date is already set.

Common questions

Where do I start?

Call (757) 542-5093 or request a free consultation. Tell us the city, your situation, and the timing you have in mind.

Is a cleanout included?

No. Remaining contents are the client’s responsibility unless a separate written removal agreement is arranged.

Do you guarantee sale proceeds?

No. The mix of contents, condition, demand, access, and sale conditions affect results. Discuss the scope and fee before signing.
