What happens to any items that remain after the estate sale?

All remaining items are yours, and you are free to do whatever you wish with them. If you prefer, we also offer an optional Clear-Out Service. Since we won't know what items remain until the sale is complete, we'll provide you with a no-obligation quote after the sale ends. If you choose to move forward, the cost of the clear-out will simply be deducted from your share of the sale proceeds. Because our sales conclude on Saturday, we guarantee that, if you choose our Clear-Out Service, the property will be completely cleared out no later than the following Friday by the close of business. In most cases, we're able to complete the clear-out much sooner, but we guarantee Friday to ensure we have adequate time if needed.

Do you pick everything up and take it away, or how does the process work?

Our estate sales are conducted on-site at the home, allowing shoppers to browse and purchase items where they are displayed. We provide a full, experienced team stationed throughout the property to assist customers, answer questions, and help ensure everything runs smoothly. For added organization and security, we maintain one designated entrance and one designated exit to control customer flow. Our standard estate sale runs for three days: • Thursday: 9:00 AM – 3:00 PM • Friday: 9:00 AM – 3:00 PM • Saturday: 9:00 AM – 3:00 PM Following the sale, if you would like any remaining items removed, we also offer an optional Clear-Out Service, which can be quoted after the sale is complete.

Will I receive an itemized list of everything that sells?

Because of the sheer number of items in most estate sales, we do not provide a complete itemized report of every item sold. Creating an inventory, photographing, barcoding, and tracking every single item throughout an entire home would require a significant amount of additional labor and time — and the cost of that level of documentation would ultimately be passed on to you, often exceeding the value it provides. Instead, our focus is on what matters most: professionally staging, pricing, marketing, and selling your items to maximize your overall proceeds. For higher-value or specialty items, we do maintain records as needed. At the conclusion of your estate sale, you will receive a final settlement showing the total gross sales, our commission, any agreed-upon expenses, and your net proceeds. This approach keeps our services efficient, affordable, and focused on achieving the best possible results for you.

What percentage do you charge?

Our standard commission is a 60/40 split, with 60% of the proceeds going to you and 40% going to us. However, we do receive a minimum commission of $2,000 or 40% of the gross sales, whichever is greater. For example: • If the sale grosses $4,000, our minimum commission applies. We would receive $2,000, and you would receive $2,000. • If the sale grosses $5,000, the standard 60/40 split applies. You would receive $3,000, and we would receive $2,000. • As the sale total increases, your share increases accordingly under the 60/40 split. There are never any upfront fees or out-of-pocket expenses for our standard estate sale services. Please note that every estate is unique. In some cases, properties requiring extensive staging, preparation, excessive cleaning, large amounts of trash removal, or dumpster service may require an adjusted commission rate or an additional dumpster fee. If that is necessary, it will always be discussed with you in advance—there are never any surprise charges.
