A practical plan for families comparing written estate-sale proposals
The standard fee is an alternative calculation, not two fees added together. For example, if net sale proceeds used to calculate commission were $10,000, 40% would be $4,000 and the percentage would exceed the minimum. If the calculation were based on $3,000, 40% would be $1,200 and the $2,000 minimum would apply instead. These are illustrations of the formula, not forecasts, valuations, or guarantees for your home. The signed agreement controls your specific arrangement.
Our standard agreement says there are no separate fees for advertising, staging, or prep work. Post-sale removal or a whole-house cleanout is not automatically included. Organizing, moving assistance, cancellation work, or another separately agreed service should be discussed on its own terms. Ask what net sale proceeds means in your written agreement, what is deducted, how the minimum applies, and how removed items affect the sale before signing. A commission percentage alone does not explain the complete scope.
Decisions to make before work begins
When comparing proposals, ask each company to describe the same set of responsibilities. A low headline percentage does not tell you whether advertising, staffing, payment processing, a minimum, cancellation provisions, or removal will change the total. Review how exclusions and removed items are treated, and ask when you will receive settlement. If a separate organizing or clearance project is discussed, request its own scope and fee rather than assuming it is part of the commission. Never interpret an estimated resale value as a guaranteed return. The most useful comparison is a written explanation of what happens at your property, who makes decisions, what remains your responsibility, and how the agreed fee will be calculated on the actual result.
What we discuss at the consultation
We begin with the household, the contents, and the decision you are trying to make. Tell us what family members plan to keep, whether anyone is still living in the home, and when the property needs to be available. Access, parking, utilities, and restrictions on public sale activity are important practical details. An estate sale is not the right answer for every property, and a free consultation is a chance to explore fit before committing to work.
Please avoid major sorting or disposal until you have discussed the saleable contents. Protect private records and set aside anything that is definitely not for sale. We research and price the remaining items, organize display areas, advertise the event, and manage staffed sale days within the scope of the agreement. Keep all approved exclusions clear before staging, rather than removing merchandise after pricing and promotion have begun.
Written scope, fees, and settlement
Our standard estate-sale fee is 40% of net sale proceeds or a $2,000 minimum, whichever is greater. That minimum is not an extra staging charge. Ask about the specific scope for your home and any separately arranged work. Do not rely on a verbal expectation about removal, transport, a guaranteed return, or a final clearance date. A written agreement should identify responsibilities clearly so family members and professional advisers are working from the same plan.
After the sale, proceeds are reconciled under the agreement. Our standard terms provide for processing through the bank within two to three business days, followed by a bank-issued mailed check that typically arrives five to seven business days after mailing. Give us the correct payee and mailing address and allow for mail delivery. There is no need to publish your home address, estate paperwork, or personal financial information to request an initial conversation.
Local help across the Southside and Peninsula
We serve Virginia Beach, Norfolk, Chesapeake, Portsmouth, Suffolk, Hampton, Newport News, Williamsburg, Yorktown, and Poquoson. A Southside home and a Peninsula property can have different travel and access considerations, so discuss the actual location and preferred dates rather than assuming availability. We coordinate the estate-sale portion of the transition and explain where separate arrangements are needed. Start early if a move, listing, or closing date is already set.
Common questions
Where do I start?
Call (757) 542-5093 or request a free consultation. Tell us the city, your situation, and the timing you have in mind.
Is a cleanout included?
No. Remaining contents are the client’s responsibility unless a separate written removal agreement is arranged.
Do you guarantee sale proceeds?
No. The mix of contents, condition, demand, access, and sale conditions affect results. Discuss the scope and fee before signing.
