Estate Sale Support for Realtors & Attorneys

A property transaction or estate administration can stall when the contents have no clear plan. We coordinate the estate-sale portion with the person authorized to make decisions.

A practical plan for real estate agents, estate attorneys, elder-law professionals, and senior living coordinators

For a realtor, the main questions are often when the contents can be marketed, how buyers will access the home, and whether listing photography or repairs need a separate date. For an attorney, authority to sell and a clear written scope may be more important than speed. We discuss the estate-sale work with the authorized client and avoid treating a referral as permission to release private information or make decisions for a family.

A useful introduction includes the city, approximate volume of household contents, known timing constraints, and the person who can authorize the next conversation. Do not send account numbers, medical details, probate documents, or sensitive family information through a general website form. We can discuss property access and scheduling after contact is established. We do not promise legal inventories, appraisals for court, or a specific property-clearance date as part of an ordinary estate-sale agreement.

Decisions to make before work begins

Senior-living communities and elder-law professionals may introduce families whose first concern is a manageable transition rather than a public sale date. An initial referral should make that concern clear without promising services on the family's behalf. Let the client decide what contact information may be shared and who should participate in the consultation. For a real estate transaction, separate the contents-sale schedule from inspections, repairs, photography, and possession deadlines. For an estate matter, ask the client's adviser which records or approvals they require before work starts. We discuss household-sale management, not a substitute legal or fiduciary service. A direct introduction with appropriate consent is more useful than sending a large set of private documents before the client has agreed to proceed.

What we discuss at the consultation

We begin with the household, the contents, and the decision you are trying to make. Tell us what family members plan to keep, whether anyone is still living in the home, and when the property needs to be available. Access, parking, utilities, and restrictions on public sale activity are important practical details. An estate sale is not the right answer for every property, and a free consultation is a chance to explore fit before committing to work.

Please avoid major sorting or disposal until you have discussed the saleable contents. Protect private records and set aside anything that is definitely not for sale. We research and price the remaining items, organize display areas, advertise the event, and manage staffed sale days within the scope of the agreement. Keep all approved exclusions clear before staging, rather than removing merchandise after pricing and promotion have begun.

Written scope, fees, and settlement

Our standard estate-sale fee is 40% of net sale proceeds or a $2,000 minimum, whichever is greater. That minimum is not an extra staging charge. Ask about the specific scope for your home and any separately arranged work. Do not rely on a verbal expectation about removal, transport, a guaranteed return, or a final clearance date. A written agreement should identify responsibilities clearly so family members and professional advisers are working from the same plan.

After the sale, proceeds are reconciled under the agreement. Our standard terms provide for processing through the bank within two to three business days, followed by a bank-issued mailed check that typically arrives five to seven business days after mailing. Give us the correct payee and mailing address and allow for mail delivery. There is no need to publish your home address, estate paperwork, or personal financial information to request an initial conversation.

Local help across the Southside and Peninsula

We serve Virginia Beach, Norfolk, Chesapeake, Portsmouth, Suffolk, Hampton, Newport News, Williamsburg, Yorktown, and Poquoson. A Southside home and a Peninsula property can have different travel and access considerations, so discuss the actual location and preferred dates rather than assuming availability. We coordinate the estate-sale portion of the transition and explain where separate arrangements are needed. Start early if a move, listing, or closing date is already set.

Common questions

Where do I start?

Call (757) 542-5093 or request a free consultation. Tell us the city, your situation, and the timing you have in mind.

Is a cleanout included?

No. Remaining contents are the client’s responsibility unless a separate written removal agreement is arranged.

Do you guarantee sale proceeds?

No. The mix of contents, condition, demand, access, and sale conditions affect results. Discuss the scope and fee before signing.
