Estate Sales for Military PCS Moves in Hampton Roads

A PCS move can put housing, travel, household goods, and a reporting date on the same calendar. An estate sale may help when a move leaves a substantial amount of furniture and household contents behind.

A practical plan for military households in Norfolk, Virginia Beach, and Hampton

A Norfolk or Virginia Beach PCS household may have a shipment booked before the property is ready to sell or turn back to a landlord. Keep orders, identity documents, uniforms, required equipment, medical records, and travel essentials entirely outside the sale inventory. Decide which furnishings are shipping, going into storage, or staying for sale before staging begins. Changes after pricing and advertising can disrupt both the sale and your departure plan.

Tell us your reporting date, expected departure, household-goods pickup, property access arrangements, and who may sign on your behalf. A family member helping locally needs clear authorization, not simply a key. We cannot promise that every military timetable allows an estate sale, and a small collection of unwanted items may need a different solution. An early consultation gives you more room to compare sale dates, donations, individual sales, and removal options without last-minute pressure.

Decisions to make before work begins

Make a separate checklist for the sale and the shipment so the same item is not promised to two destinations. Keep an updated set of exclusions available to anyone helping locally. If a spouse or another authorized person will remain after departure, explain their role before signing, including who can approve any change to the scope. Avoid leaving a last-minute assortment of boxes without a decision about whether they are personal property or sale inventory. Discuss utilities, keys, access, and the date the residence must be returned. Base or community access restrictions may affect public shopping, and an in-home event cannot be assumed possible in every location. A realistic alternative is better than a sale plan that conflicts with a reporting date.

What we discuss at the consultation

We begin with the household, the contents, and the decision you are trying to make. Tell us what family members plan to keep, whether anyone is still living in the home, and when the property needs to be available. Access, parking, utilities, and restrictions on public sale activity are important practical details. An estate sale is not the right answer for every property, and a free consultation is a chance to explore fit before committing to work.

Please avoid major sorting or disposal until you have discussed the saleable contents. Protect private records and set aside anything that is definitely not for sale. We research and price the remaining items, organize display areas, advertise the event, and manage staffed sale days within the scope of the agreement. Keep all approved exclusions clear before staging, rather than removing merchandise after pricing and promotion have begun.

Written scope, fees, and settlement

Our standard estate-sale fee is 40% of net sale proceeds or a $2,000 minimum, whichever is greater. That minimum is not an extra staging charge. Ask about the specific scope for your home and any separately arranged work. Do not rely on a verbal expectation about removal, transport, a guaranteed return, or a final clearance date. A written agreement should identify responsibilities clearly so family members and professional advisers are working from the same plan.

After the sale, proceeds are reconciled under the agreement. Our standard terms provide for processing through the bank within two to three business days, followed by a bank-issued mailed check that typically arrives five to seven business days after mailing. Give us the correct payee and mailing address and allow for mail delivery. There is no need to publish your home address, estate paperwork, or personal financial information to request an initial conversation.

Local help across the Southside and Peninsula

We serve Virginia Beach, Norfolk, Chesapeake, Portsmouth, Suffolk, Hampton, Newport News, Williamsburg, Yorktown, and Poquoson. A Southside home and a Peninsula property can have different travel and access considerations, so discuss the actual location and preferred dates rather than assuming availability. We coordinate the estate-sale portion of the transition and explain where separate arrangements are needed. Start early if a move, listing, or closing date is already set.

Common questions

Where do I start?

Call (757) 542-5093 or request a free consultation. Tell us the city, your situation, and the timing you have in mind.

Is a cleanout included?

No. Remaining contents are the client’s responsibility unless a separate written removal agreement is arranged.

Do you guarantee sale proceeds?

No. The mix of contents, condition, demand, access, and sale conditions affect results. Discuss the scope and fee before signing.
